COVID LOCKDOWN 3.0 UPDATE

Following the announcement from the Prime Minister on the 4th January 2021 in relation to the new lockdown restrictions, we have again noted that the housing market will stay open.

It’s already clear from the initial detail the team at DC LANE will be able to remain working for the foreseeable future with valuations, viewings and home moving all specifically listed as acceptable activity.

Government has provided clear Covid-19 guidelines that should be followed when engaging with others through home moving activities. Our current policies and practices are based on these guidelines and can be viewed on our website.

As always there are some areas of detail that will take some time to interpret and while we do not expect there to be any significant impact to our current clients, we are here to help should you have any questions you would like answered. Here is a quick Q & A of todays most asked:

Q – IS YOUR OFFICE STILL OPEN?
A – YES..

Unless we received further guidance our office on Mutley Plain is open with Covid secure policies in place:

  1. Only visit if essential.
  2. Wait outside until invited in by a member of the team.
  3. Check in with the QR code if possible.
  4. Adhere to face covering rules.
  5. Remain behind the yellow hatched lines at all times.

Q – ARE VIEWINGS IN PERSON ALLOWED?
A – YES THEY ARE.

Q – ARE COMPLETIONS STILL OCCURRING?
A – YES!

Conveyancing firms remain open, mortgage companies are still drawing down funds and removal companies are allowed to work – therefore there is no impediment to your sale completing as planned

Q – CAN I STILL RENT A HOME DURING LOCKDOWN?
A – YES YOU CAN.

Letting houses is still allowed. Please contact us to discuss your requirements.

Q – SHOULD I LIST MY HOUSE FOR SALE DURING LOCKDOWN?
A – YOU CAN.

We believe that the lockdown will not adversely affect market value or speed of sale, however every situation is different, and we encourage you to contact us for a personal consultation to discuss your needs.

Q – SHOULD I TAKE MY HOUSE OFF THE MARKET FOR NOW?
A – YOU DON’T NEED TO.

We do not feel that this course of action will benefit the majority of clients. Our experience during lockdown 2.0 indicates that the market remained buoyant; however there may be certain personal circumstances that should be taken into account, please don’t hesitate to contact us if you have any concerns.

Q – I’M A TENANT, CAN YOU CARRY OUT REPAIRS TO MY HOME?
A – YES.

If they are urgent or important, otherwise we may delay general improvements. Please still report any issues in the usual way.

Q – ARE YOU CARRYING OUT ROUTINE VISITS?
A – THESE ARE TEMPORARILY SUSPENDED.

We feel non-urgent visits and routine visits present an unreasonable risk to all parties and therefore during the lockdown we have had to again suspended these activities.
